
Project Overview
This project was the re-development and extension of an existing bungalow into a 4-bed, 4-bath executive home just outside the seaside town Whitstable, Kent.
The project involved extending the rear of the property to create a very large open-plan kitchen/living area. It features full-width floor to ceiling bi-fold doors creating a sense of inside/outside living during warmer months. The ground floor also features a fully-fitted cinema room, dining room, study, cloakroom and utility room.
The bungalow was extended upwards to add 4 large en-suite bedrooms with walk-in wardrobes. The rear bedrooms have balconies that have stunning views out over the Kent countryside.
Development Journey
The project was purchased from a Greek family relocating back home due and we were able to offer a good price due to the potential of the site. The original bungalow had a very large footprint (148sqm) and we extended it to a finished size of 400sqm (4300sqft). There was also large garden with potential to add a 2nd property.
The project was agreed subject to planning permission, but we completed before planning was granted due a change in the buyers circumstances requiring a quick completion. After 2 more months in planning, we moved onto development finance and broke ground.
The original house was stripped back and only the shell of the building was retained. Internal walls on the left of the property were retained and all other walls were reconstructed.
The project required foundations for a small front and large rear extension as well as repurposing an undercroft as an external plant and storage room. The roof was pre-fabricated and craned onto site.
The rear garden was landscaped to provide grand steps down to a sunken fire pit, with a path leading to a secluded rear seating area.
We secured a buyer who was looking for a home for herself and her 6 children! Instead of a 2nd house, we agreed to build an annex in the garden under permitted development and amend the internal layouts of the house to suit her requirements. This is the benefit to a buyer of a newly built property - to be able to make it bespoke to themselves.
Conversion Highlights
This particular project provided its fair share of challenges. Planning delays, party wall issues, building regulation changes and the weather all played their part!

The project involved a pre-fabricated roof structure which was installed very quickly once the weather allowed us to use the crane.

Due to being on a hill and to satisfy building control, the foundations for part of the property were approx. 2.8m deep.

The property is fully wired to be a smart home, including a purpose-built cinema room.

There is a built-in wine cooler!
